I'm thinking of working with a partner and starting a few small flips on properties with smaller investment costs in states outside of California, but I'm struggling to come up with some of the solutions to some of the obvious questions like: - How to carefully monitor the quality and quantity of the contractor and sub-contractor's work without frequently visiting the site in-person multiple times a week?

Just yesterday we closed on a deal at 80% ARV with nothing into the deal except closing costs for a known quantity borrower. 

In practice, you sometimes should pay a bit more for the known quantity...a contractor that you can trust that you've used before, is honest, on-time, and has never let you down. 

The tiny town the land is in won't let you build with less than 10 acres. 

And, as for mailers, I've also hired my kids to help batch mailers, especially in smaller quantities.
