I recently bought in to the do hard money advertisement and so far I have yet to close, I had a 60k purchase in a neighborhood that is a historic golf/university community and I was very disappointed because they claim the zip code has a high crime rate, but the area has its own security along with the city police patrols, and the neighbors say they have no problems.

Just be aware...If the tenant decides to contest the charge and the matter ends up in front of a judge, you may be asked a couple of things:   - did you file a police report?
