I mean tenants involved in severe domestic violence resulting in hospitalizations and tenants who enjoyed such pursuits as disassembling motorcycles and gasoline engines in their family room, in addition to being chronic deadbeats.In the process of taking the bull by the horns and evicting these tenants, I learned (in an extremely painful and costly way) more than I ever wanted to know about Massachusetts landlord-tenant law.

I would suspect you will have more costs in the following areas:1) Engineering design2) Possible foundation 3) Framing4) At least a 2 zone HVAC systemThat being said, we've never done a full on 3rd floor, only attic exemptions which jsut finish out the attic as a 3rd floor.

I use my webpages to collect organic leads or PPC leads from Google or other big search engines but like I said direct-mail is an absolute success maker for me....some other investors might like these other forms of marketing I choose direct mail at my top source for deals, but I do use all of the forms of marketing
