@Huiping Sheng  I haven't been involved in too many sinkhole situations in my remodeling business other than knowing a few people who've had some develop on their property. 

My goal is to develop the SYSTEM that systematically works to find off-market leads, acquires them, fix them enough to raise the rents, and either flip them or hold them (hold is preferred). 

I am a 27 year old business development and sales operations professional in the greater Seattle area.

Any tips, ideas, info, or management software you guys could suggest?

I believe there are faster, more assured ways of developing long term cash flow than through owning rentals.
