We all realize that this project could end up being a huge learning experience with little to no profit.Maybe part of my question should be if there are some structures in place that folks have used (and we can make it easier with just one monetary investor) - whereby the investor is taking risk with $ and time put into the deal and the GC is taking risk by investing his time to the project for a % of the profit.

Do’s or do not’s.I know the basics- sell and reinvest they money,etc. more curious to know if anytime has done this thinks it worked well for them and why.

People also use them when they want to fund a big project, but need to gather funds from other individuals/sources and hold them in escrow until enough has been collected to move forward.

They basically use private money to buy and finance the building, then work to find a renter and sell the turn-key to an investor who uses their 401k or retirement savings to buy the house.

There’s a lot of competition in Portland so it was hard at first and we did not get properties as quickly as we projected to but once we got going, referrals and word of mouth helped us a lot.

Hey @Tyler Hall, I think there is definitely some benefits to going to college just to get a basic level education but depending on where you end up going it could be tough to get a great return for your education.
