This is more of a quality over quantity debate, 10 families in a nice area will most likely  treat the property better and have a tendency of staying longer.To put everything into context I’m doing the out of state turnkey thing. 

MY tiny brokerage does not recruit and never will as I am not competing for market share.  

I'd love to get together and take a look at the tiny house that you have.  

Just a case in point, the tiny apartment I live in (800 square feet) the mortgage payment is about 4000 per month, and the typical rent for such a place would probably be somewhere between 1500 to 2000 per month.

Those are tiny, tiny obstacles compared to where this process succeeds or fails, and that is with the contracting. 

Like the push to get tiny houses accepted and zoning changed,   a "cleanly well run rooming house" business model has yet to get much muninicipal acceptance tracktion.  

Conversely, the number of small-multi family properties being built is a tiny tiny fraction of the number built from the 1950s-1980s in cities like Phoenix and Mesa.
