I've just finished a mentorship program to implement the BRRRR strategy in my chosen market which is Indianapolis.   

Then with the local governments it's a race to either bar the investor/developers on doing what the state implemented, or significantly slow the person down to the point the holding costs etc. make the deal almost undoable (the exception are the past couple of years on appreciation). 

Currently zoned R5 and will see similar zoning after 2040 plan implementation.

The first three points seem like common sense, but I can only imagine how many landlords do not implement these very basic practices.

Once all this is done I will hopefully have the property operating smoothly at $5,550+ monthly rent plus I also plan to implement RUBs as the units turn.
