@Jeff Ronningen, I'll go a different route and say do it yourself; depending on the scale.Is this a simple website for marketing or are you looking for automations to be integrated? 

We use Appfolio (accounting), LeadSimple (process automation and CRM), Tenant Turner (leasing), Property Meld (maintenance/work orders), Abodea (after hours call center), RentCheck (self inspections). 

There are two separate things you need; a Promissory note, and a security instrument, typically a mortgage or deed of trust.

As far as the legal side goes, you can literally write the words "Addendum to Lease" on the top of the page and below it put what you want to do as far as inspections and note that the addendum is intended to supplement and/or amend the lease, then have both parties sign and it is a legally binding instrument.

Thanks to Jay Hinrichsyou can do sub too on any property.. with any lender.. and any lender private or not has an alienation clause in their debt instrument so they can call the loan if its alienated.Title company is irrelevant other than faciliting the transaction.

what are some automation tools to help automate Wholesaling Business and make it easier and run more efficiently ?

I like it because it automates a lot of things I used to do manually.

We've historically used Appfolio, which has a lot of payment automations built in.

maybe look into do a month to month lease in the off season and str in the peak season. possibly travel nurses in the off season. if you do go the str route there is many ways to automate your systems to make it easier for you so its not another job.
