Hi BP, We just got a letter for one of our rental properties (it's quickly becoming a problem property for me,) and it is a "30 day notice of an intent to file a Municipal Lien" for an $8000.00 past due utility bill accumulated by the previous owner over a year before we purchased the property.   

I noticed this property was STR. 

ya seems to me that this all gets fixed with go to old forum button I was looking for that.. then keep this new one that the developers dreamed and like.. and see which one gets the most traffic over the course of some time then management/owners can make a decision . for now I will only post if I get mentioned or on my thread that i started since i get notices.. 

I didn't have much of a structured diet, but I started a new diet almost a week ago and it's helped a noticeable amount so far.

They provided written 60 day notice so I did have time to re rent the house,  but the turnover was nonetheless a huge inconvenience and expense to me.  

Follow the language in the lease on giving the tenant notice of not renewing. 

Assuming you are owner occupying, have you brought up the high expense with your tenants to see if they noticed a leak or have been doing anything differently?

Every time they were late I would email them a past due notice for proper documentation.

Whether that's from peer pressure or city or whatever but you notice it when you are familiar with the situation in Portland and SF area. lastly on Northern CA I kind of see that fire disasters kind of like when back east when the steel mill closed and all the jobs left.. think Gary IN and the thousands of vacant homes there.. people migrated.   

For example, in Los Angeles, I notice a big price difference between homes less than 1,500 square feet and those larger.
