CAP rate is vastly misunderstood and people forget it is only one of many measures in real estate.

So, for the vast majority of applicants, you can normally get a good idea of whether or not a tenant is likely to cause problems.

Even though I firmly believe this is all vastly overblown especially compared against past flu variations in the last two decades, it is hard to ignore the human element and the fact that some people are legitimately scared right now.

Still, I continue to believe that trying to make money by buying "out of state" properties is fraught with hazards and is unlikely to yield material benefits to the vast majority of real estate investors, especially to rookies.  

And then, if the university's vast real estate holdings, including lots of properties around the perimeter of the campus that is used for housing or just simply for investment purposes, all of a sudden crash in value, then what happens to that town?

Even if they did decide to sue, you can easily win with documentation because the vast majority of renters never document anything.
