I would suggest that you back away from making an offer just yet.The questions you are asking are basic questions that should be addressed or factored before making an offer.Don't take this the wrong way because I know you are new and you just asked the questions so that's good.1- Closing costs are probably not included unless the seller has agreed to pay all costs.2- Other factors to me would be what the property's function will be.

Currently the best thing I can recommend out there right now (if you are looking for a DIY website that is functional and easy to use) is Joomla.I use Total Choice Hosting (www.totalchoicehosting.com), you can get the basic package to start with for like $4 a month and if you use them to buy your domain its $10 a year (this is somewhat pricey compared to other places but if you don't know anything about getting the domain name servers pointed in the right direction its easier to just use them.)By using this company you get access to an administrative panel called "CPanel".

If DSTs can function as a way to park the funds from individual sales into a holding pattern, defer taxes, and then roll it all into one big commercial property later on, that would be the dream.

Or I can quickly see if a house I drove by is worth a further look (coupled with other sources like the Zillow app to get tax info, selling price etc.)I thought I needed the printing function to help me show the bank what kind of deal I had, but they didn't really seem interested in the numbers (this may have been different if I didn't have the w-2 job).

If you are counting on tenants to make good life choices for themselves then you need to get your head out of the clouds and into reality.Most of our nation makes poor financial decisions because they want things NOW.They choose to carry debt they can't function with and pay back over a less quality of life and sacrifice to get ahead.As a landlord I wouldn't want a referral fee and the pay day loan is going to dig them a hole where it will be harder to pay next months rent.It could be a good tactic if you are evicting them anyways to get the back rent.If they want free rent they need to go live with government housing.I am not the red cross.
