I always paid my rent, took good care of the place, and never complained about the fact that my little shack of a house was a converted 2 car cinder block garage with a wall furnace that roared like a dragon. 

They were large 1 bedroom units with dining rooms, I converted certain rooms within the structure to other functions, updating the bath and kitchens converting the units into 2 bedroom units.

When convert to a single family home can we still keep the separate electrical and gas line?

It was an initial shock to the tenant but they eventually agreed to the terms and that's what worked for me.

I have a project up in Napa Valley that is a BRRRR for a STR and eventual retirement place to generate cashflow and I'm trying to find a team and location out of state to look for doors.I think you could do either and be successful but it comes down to what do you really want? 

Go to some of those meetups up there, ask questions on the forums, take people out to coffee who seem to be on the same page as you and you'll eventually get the feel for what works and doesn't.

I would like to eventually do another owner/occupant FHA loan and keep this duplex, so would need to get this loan re-fi'd. 

Additionally I will take responsibility to secure long term financing on the property (with all of the investors guaranteeing the property) and then using the cash outs to keep acquiring more properties.I realize that all of the investors eventually want to get paid back which can be resolved through an eventual liquidating of the portfolio or refinancing the deal to pay off investors.Do any of you have experience doing this?

The renters were good to move in immediately but I know I need to convert this to a rental property or the house might get forclosed!!
