Then there will be lots of nuanced differences between financing options (loan term, prepay penalties, interest-only vs principal, origination points - amount and point at which they are paid, etc.).

I think I understand, but to make sure:If I setup a 2 member LLC with my friend to contract the property, at that point it is not considered a security since we would both be active partners in the LLC and thus avoid the otherwise necessary securities filings?

@Adam Frantz before purchasing, if the unit is occupied, I ask for an estoppel to be completed if no hard copy of lease on file or lease is unclear and Addendum R plus proof of payment for the past 3-6mos.

Last Friday afternoon I was due to close on a cash out refinance, I spoke with the title company first thing and they told me they have all the documents apart from the settlement statement.The title company tried to make contact with the person who sent the files but they were unable to make contact.
