In most cases they are not paying monthly payment, so cash up front for what could be one of the most important settlements of their life should be a no brainer..

Then there is the magnificent duo of Peter Andrews (https://casetext.com/case/wiedis-v-dreambuilder-invs-llc) and the lovely Madden family (can't find any court records at the moment but I personally know one attorney who is in settlement discussions w/the Maddens for non-payment of fees, as well as 3 sets of investors who have been treated by the Maddens similarly to the way Ryan has been).

During the gap between the eviction and the Sheriff showing up, I got a call from the tenants girlfriend saying that the tenant had just won a large disability settlement and if I didn't have him evicted and just waited another month I'd get all my back rent and all costs, etc., and if I would consider this, she'd get the lawyer to call me.
