In addition to the 5 bedrooms my house has a studio over garage that could become a 1 bedroom rental - boosting total rent to $3200 - I think for that much rent it may be worth the aggrivation of 5 students!

As opposed to the US immigration during the same past decade, Canada has targeted on relatevely young, better (higher) educated wave of immigrants whose immediate contribution to the economy was nothing to be neglected, provided quite a boost.

But it appears we are in a transisionary period and I'm anticipating a gradual decline from peak levels unless something dramatically changes.  

We do live in a global market and a downturn in the US market can have an effect in a place like Costa Rica, although it doesn't necessarily have to be dramatic.

I have put a boosted posting on my LLC's facebook page that we "anticipate a rare vacancy" and to keep watching for updates.You are not going to change your current tenant's behavior.  

The difference in the actual drawer tray size is dramatic, and you don't get cornerhooked by the frames on your plates or pots. the actual space in a 12 or 15" framed drawer is tiny. 

The only way this is a deal is if they come down dramatically on price.

This is nothing to write home about, but if you have to do the repairs anyway... you might as well get a little rent boost for them.If you or a family member wants to move in, you can usually kick one of the tenants out to owner occupy - but not if they have been there over 10 years and are disabled or senior--- if they have all been there for 35 years, they might all be senior citizens or disabled and you can't get them out this way.
