The foreclosure auctions/sheriff sales are high risk and not only because of possible title/lien issues but also as @Jesse T. said there can be defects in the properties that you are unable to account for being unable to see the properties.Basically what i'm trying to say is you need a lot of data when it comes down to these type of sales to try and not lose your shirt and when you aren't 100% sure about a property based on the available data remind yourself to stay away from it.

Ask real questions and thank them for the info they share and thank those that share your information.At the same time, share articles, data, reports - whatever you can share - that has real information in it tied back to your particular area or neighborhood or city.

Also, do not make any notes on your records, as that can be used in a court of law and your notes may not even pertain to the data but it could be seen as discriminatory, etc.
