I selected this structure after reading about it BP and Paper Source, and also being mentioned by multiple "gurus", and since it made sense to me, It seemed as the best way to structure the ownership of my Notes.Having the CFD in the name of a trust with beneficiary being a LLC, allows for a more efficient process to take back the property if Borrower is unwilling to correct the issue (the 20% rule not withstanding).

Problems included: septic tank leak, failed water flow test for the well, evidence of carpenter bee infestation in the house and termite infestation in the garage, leaking pipes, roof was bad and all the windows were bad.

The 1 in 50 times where this simple litmus test gets it wrong isn't worth the time suck represented by the other 49 times.Those that WILL drive to your office even though you previously didn't sense any motivation, it is probably worth your time to run a full CMA, offer them coffee, and start that relationship.
