I am now starting the process of looking for a Employing  Broker to hang my license under.

We are in the process of determining all the forms that need to be filed at the CA and Federal level in order to "hire" herself as the sole employee of the company. 

There have been many requests for funding with zero monthly payments to take some of the pressure off the process of buy/renovate/market/sell.

@Rocky Griffin another thing to consider, and be concerned with is... by letting him "live" there while he is working, if it has been 30+ days, he is legally a "tenant" and you may potentially have to go through the eviction process to get him out.

I am actually in the process of searching for one, so that sound great.

(3) Should I wait till the property is ratified and then knock on the door, if they cooperate its great but if not start the eviction process?

To top I️t off, even if the information was accurate, homeowners would still want to use realtors to represent them because of the added comfort of having a professional with experience there to back you up and make sure you are going through the purchasing process legally and responsibly.
