Some REI people are overly aggressive and shouldn't be automatically trusted.You may wish to explore simply selling the leads rather than JVing on the deals.

I also have the applicant sign the application which states that lying is an automatic disqualifier, and the application fee will be retained for the work put into verifying the application.

If the ownership of the property changed, then that new mortgage (where ever that new owner is) will have automatic superiority in most cases to the HELOC.

Depending on the wording of your lease, for example, if it says the yearly lease automatically turns into a month-2-month once it's expired, then I would serve the 3-day pay or quite notice based on the old rent.

Usually they have to move-out at the end of the lease unless your accept the next months rent and it automatically converts to a month-to-month lease.
