I am doing BRRRR by converting single (bungalow) to deplex.

I recently purchased a house in Hamilton, Ontario.Going to convert single (bungalow) to duplex.Would it be possible to advise if there is anything in below that you think is unnecessary for our investment purpose:Ground Floor:- Has all original items but painted- existing old wood floor (narrow wd strips)- existing laminate countertop with old painted cabinets- existing painted base boards- washrooms fixtures are working fine - painted old vanity cabinetShould I leave all items above leave as is?

., The plan is to eventually move lock stock and barrel to Texas  and these investments are a precursor to that.At present I do not have a team set up to get the ball rolling ..I was hoping for some guidance from similar investors who have properties in the area. 

I get multis from investor lists and often the 'good' numbers are because of something circumstances such as a legal duplex being converted into a 4-unit.

I want to buy for cashflow and eventually 1031 into commercial multi-family properties.

Or, should I just go get a convertible instead and call it a day?

But you could also be setting yourself up to convert it back in the future.

Even with "rent stabilization", rents are still increasing faster than wages in these markets; ergo, the voters will eventually require their lap dogs....err, I mean representatives to pass new laws to make housing "affordable".
