It should always be: "ABC Property Managers LLC, by: Joe Smith - Member" - so you are basically not signing personally but signing as a member of the LLC.

So basically if I have this correct I just do a listing agreement to find a   lease option buyer, the set amount for the option is given to the broker( a family biz so no issues here)  .
