Hello BP,So i recently completed my first multi-family deal and obviously am super excited about having accomplished a big goal of mine.

Utilities can absolutely devastate your cash flow. 

It sounds great in theory to be super strict about your criteria, however, vacant properties are targets, especially in mediocre/bad neighborhoods and you call this a "C" property.  

., it will extend to at least 2 business on a super rush but more likely 5-7 business days assuming you have a cooperative title company.

They aren't super cheap, but they are very effective.

the darker the stain/finish, the more it would protect the wood since it has more pigment in it.i have used Readyseal from texas many, many times and have been super happy with it. they ship and it's cheap/quality stuff.also, painting/pressure washing forums have many threads about the best stain/sealer. no matter which one you use, you'd have to restain every 2-3 yrs.i'd skip all that and get composite. looks much better.post pics when u are done.

And you lose money...Ive never seen an email blast that's was even a real deal anyway, most of the time its super inflated.
