The idea of keeping the financing in her name caused some head shaking, so I backed off.At that point I offered some advice, that she should have the tenant get prequalified before even considering that he may be a potential buyer.

Documents, numbers, etc all tell the story.If you have the policy that claims the cancellation policy and you have maybe proof you contacted via phone record or e-mail that you cancelled it will help your cause.

My thoughts on depreciation come from literature by the government of Canada which says, "Demand for new and existing homes will decrease in 2013... for a second year straight in the Montreal CMA" And 'cause that opinion was agreed with by a local real estate agent.

Reason being, if you have them separate then the pet deposit can only be used for damage caused by the pet and the burden falls on you to document and prove that the damage was caused by the pet.
