I would add the cost of having a PM in there too, you being so young your probably going to want to expand in buying more properties and eventually it won’t make sense to manage it yourself.

After a little while this would create an ice dam which would then continue up the roof backing water up under the shingles causing roof damage eventually.Another issue I see with it is that it would eventually get plugged up with grit and dirt then water wouldn't flow into your gutter anymore and probably begin to flow where you do not want it to flow.

Our only issue is deciding where to invest..there are some "not so nice" area's which we can get a SFR for nothing, and would probably have enough money to eventually buy two properties and rehab them..but if we want the home to be in a "nicer" area it will take all of our available cash.

Appreciation.Cash flow because the cost of property there vs. the rent equates to cash flow (so long as you buy right) and the current market values are so far below the cost to build (almost half the cost) that eventually, values must come back to at least the cost to build which equates to appreciation.Don't thing for one minute that you can not jump in and make some landlording money, just get educated first.
