Typically lenders require rents to be on your tax returns for 2 years before you can use that income to qualify, so if you plan on buying 2 in a year that could be tricky.

That looks like a real tight deal unless you were living in one of the apartments and getting the rent out of the others, but even then you have to purchase based on the return if it was fully rented, as someday you might want to move out of it.The most recent BP podcast they discussed that it might make sense to go 30-60minutes away to get rentals with better returns and potentially hire a Property Manager instead of dealing with less than desirable returns close to your house.
