It will be 20% - 30%, depending upon the lender and your overall qualifications.I have more basic questions...If this is non-owner occupied, I assume it is intended as some kind of investment property, likely a buy & hold.

Turns out in the municipality where the building is located you are not allowed to take basic rental units off the market so for every condo you convert you must replace it with another regular apartment unit either within the same vicinity or somewhere within the city limits.

That's not really a normal HML loan, they are usually for quick flips because the rates are so high.LendingHome has a long term product, they are out of California (I broker for them), its basically a 5/1 ARM at LIBOR +4.75%.
