I stumbled opon this website one day while looking up realestate investment strategies and have been lurking for 7 months or so before deciding to make my first post.....to say the least I am in need of advice with a game plan I am working on.BACKGROUNDI am a mechanical engineering student at my university and happened to get my foot in the door for the oil and gas industry specifically one of the largest refiners in the US.

Then they will turn it around and lend it out to Sally and Joe at 4.5% for their mortgage, pocketing the 4.48% difference.Or they will give Jack a credit card at 9%, same thing.Or a HELOC (there is no secondary market with a lot of liquidity for performing HELOCs, so this is probably the largest category by dollar volume).

If we knew that that would be covered, we could serve a higher risk population and see the same returns, or charge lower rents and see the same returns.I think you'd find that low income are paying a lot higher on a dollar per square foot basis, and that is a function of bad tenants.

If you are paying $40,000 + for a new vehicle you do not care about money as you place your personal image ahead of function.I only value a vehicle as functional transportation.
