Please add a check box function in the BRRRR Calc. that includes rehab in the acquisition loan!!!!

My PM had no skin in the game and since he was going to manage the property I asked him to check and made sure that there were no functional issues.

Never heard of "location risk" heard about functional obsolescence and gentrification.  

Same thing if you have a family function and a buyer wants to see property.

POA's only function to convey title of a competent person and cease to be effectual upon any interruption of capacity.
