I have used Mike Burkett multiple times. 

Just wanted some other eyes on it, seems like all the #'s are great but I currently only have SFH's no multi's and those SFH's have been more BRRR than this would be with multiple exit strategies.My SFH's i do 10% for Maint/Capex i upped it to 15% and i do 5% vacancy that I increased to 7%.  

Don’t do multiple llc

I came across one out of thousands that staked that claim and he did actually send in a sample to be tested.

Second question, how would you recommend making multiple offers in these situations?

While kind of interesting, some part of the country trade on a price per square foot basis....while other places do not at all, making it sort of a bad comparison across multiple markets where the metric has no meaning.

You will find multiple threads about complaints investors are having with this company. 

Should I insist that the sellers turn them on so I can do a final test of the plumbing, central air, electricity, etc?
