If they don't pay, then you can evict.As to you initial comment about you business plan requiring 45 days, you should check with your local county.Where I buy, there is the sheriff sale, then it takes about 2 weeks to get the sale confirmed by a judge and then they automatically have a minimum of 30 days to vacate if it is an owner.

I also usually have a small rent increase marked in my leases for when they expire, so it's automatic, if the tenant remains for another year, the rent goes up that set amount.

I'm using the standard lease from the Wisconsin Realtors Association that states "This lease is only for the slated term and is NOT automatically renewable.
