I just finished phase I of a small Townhome development.

Anyone in tune with the new Doraville development, at the old GM plant?

Joel,how is it that your able to look at thousands of properties a week with flyers and OM's,do you have extra help and use an analyzing software ?

Maybe some other members can make recommendations based on experience.I bet there is some software out there that could handle this too. 

That being said, there has been lots of new retail development along Park Blvd in the past 5-10 years, so it has become a little more cosmopolitan.I have had success with single-family flips in Pinellas Park - one completed about a year ago, and one underway right now.

Sometime the conversation never develops, sometimes we talk for an hour. 

I have accepted an offer to go back to school for a Real Estate Development degree from Clemson in SC.

Someone will claim that they're out of compliance and there will be case law developed around this matter.  

I'm also interested in multifamily purchase and/or development, residential development, mobile homes and any weird creative strategies.From what I've learned so far capital gains are best, timing the market is more important than location, the less sexy it is the less competition and better returns, real connection is better than speed networking.  

I'm trying to understand how to reduce the uncertainty in feasibility analysis of a property development, and I thought some of you here might be able to comment from your experience.
