Commission when purchasing an apartment complex

Hello All,

I was discussing a property listed by a Marcus and Millichap broker and mentioned sending an offer in through my agent who is with a different company. She said that I would have to pay him since they don't pay commissions for buyers' agents. The seller would pay her, but not my agent. Is that typical? Is that specific to M&M?
