Sometimes those things align seamlessly, and others, it's a chaotic rollercoaster ride with no guardrail, tracks, or seatbelts..... yet I'm grateful for the vehicle RE offers. 

Start there, and if owner financing aligns with his goals then it's not a difficult sell.

PSI did have 5 'sample questions' at the beginning of the exam I took today (thematically aligned with the stuff you mentioned) ... but no mention was made that they 'counted' towards anything!  

I'm finding that for str in the mountains a key component is cleaning companies and I'm also looking to have the cabin managed as I currently manage 5 on my own and dont want to be burdened too much more with a str.

You can decreased high turn over by vetting tenants, ensuring that they have job stability, and verifying that there financials align with your requirements.

Versus at least a mortgage payment which had a principal component that grows over time.

Be aware as well that STR has a significantly larger “hospitality” component than long term rentals.
