It was functional though. 

What I mean by that is if you're selling a house for $400k now, you need to provide a product that buyers would have expected to get at $450k over the last couple of years; you need nicer finishes, you need to correct the functional issues that you may have previously left, and you have to pay attention to the details.  

The bathrooms were nightmarish and not functional.

Only functional inspection contingencies, which there are no functional issues. 

You'll need to be prepared to get dirty and sweaty if you want to be involved.I highly recommend you make sure you have running water and one functioning toilet in the house at all times.
