I would suggest that you figure out what tasks you need to do as a real estate investor and make a game out of those things.For example, if you need to save money you can do something similar like you did with the Dave Ramsey course.

Sewer is often not available in floodplain areas and many areas do not allow septic to be installed in floodplains, or require specific design features.Sounds like you may have a good bit of due diligence that hasn't been done yet to really be able to make a decision on if you can even develop this property.

While I never bought when serving, I can assure you, managing a single property from distance should not be a deal breaker.As long as you are careful about who you rent to, and as long as you work with a real estate agent who is willing to screen tenants or a property manager, the number of tasks that require you to be on sight for a remote rental are few and far between.In fact, everything can be done remotely, and you'll want to ensure that you have a network of contractors you can call if the property needs work at any point.
