Basically all retirement accounts work this way, the only difference with self-directed IRA or 401k is that you have alternative investment options beyond stock market.Also, if you use Roth then distributions will be tax free.

Basically you are replacing current lone with another. often it is done when you can achieve better terms on the new loan OR if the property gone up in value you can refinance the property and pull some of the equity out.
