FEMA - National Flood Insurance program (NFIP)    - Depending on age of property, you may need an elevation certificate (see if current owner has one)    - If the Flood zone changed recently, the rates may be grandfathered in    - Check the flood maps to make sure the building is in the flood zone or just part of the property2.

My wife also used to work for a property management company as the account manager, father has a MBA, and I have experience as a mechanic and technician.My parents will be selling their previous home next year with the intent to invest the equity.

If so, I went with affinity real estate & mortgage services program out of Inglewood, CA.

If you know what the Tenant can and can't get away with, that helps.Also, I would suggest looking into Government backed rental programs like Section 8. 

You can setup home automation with wifi.On the Schlage lock, we love remote ability to program guest codes.

If you take off the books payments from your tenant you can be barred from the program. 

Many have restricted the programs quite a bit but many still do them.

@Darin McKinneyI payed for a coaching program and learned a lot, it was pretty helpful in the knowledge aspect .....

Hopefully you guys can make it work but that was a main rule in the entrepreneurship program I took years ago and I have had some personal issues with that as well.
