Property Management Software Recommendations

I am close to finally acquiring a 30 unit building.  Does anyone have a property management software program they have personally used that they would recommend, or discourage?

@Eli Shicker there are also free options out there that offer most if not all of the functionality you’d need. I’d suggest sampling a few alongside something like Buildium.
