I stay away from severely structurally damaged homes and sinkhole homes as these seem harder to sell even when they are remediated properly.

Is it an agent I know who closes deals, who has their clients prepared for the process and sets proper expectations, and who makes sure their client uses reputable lenders who can close the deal....or is it some agent Ive never heard of.

Be prepared for that possibility too.Then, that means you missed something putting the deal together.A deal being profitable is not a matter a chance, it's a matter of properly analyzing the deal and doing the numbers.

Make sure you have an attorney do the title work to make sure it's all properly recorded, no seconds, no liens etc.

You then might be able to present other options to the owner of the property the servicer could not because of constraints with the loan servicing agreement.Before considering buying a loan you would need an audit on the note making sure you have 100% true chain of proper transfer where the borrower could not try to claim somewhere along the line the mortgage was invalidated or not properly transferred etc.Dave Van Horn on here has bought a lot of mortgage notes so might contact him if interested in that type of thing.

Since they are new tenants and likely not screened properly you want to be able to easily get rid of them if they do not work out.
