You might have a better outlook once you assess everything that could happen, (repairs, CapEx, taxes, insurance, electricity, HOA, water, garbage, vacancy, evictions, etc.)I don't know if this calculator will give you the proper numbers since you are House Hacking, but it should be pretty close hopefully someone else can chime in with more info on House Hacking numbers.

This buys you scale with somebody with experience doing it, and if the private placement is constructed properly the provider's financial interests should be much better aligned with yours as an investor, whereas with a realtor, contractors, PMs, etc. out of state it is possible for them to make more money even as you the investor lose your behind on the deal.

You also need to know a lot about lending including proper and safe loan to values, contracts, deeds of trust, etc. having this knowledge will help you keep your investor's money safer.While this may or may not be right for you, you may want to think about doing a hard money loan on your first deal with a REPUTABLE hard money lender as they will only lend on a safe deal and somewhat be your second set of eyes on your deal.

That same notice language must be included in the newspaper foreclosure notice.If the notices are done properly, the redemption period is only 180 days, not one year.

Give him proper notice of lease renewal terms and that signed paperwork must be completed by XXX date.I'd do a condition sheet walk thru and update that as per your ownership date, any prior damages or condition is no longer the tenants responsibly, it's from your date of ownership that the condition of unit apply s to security damage deposit.Follow your state landlord tenant laws and your area may have a landlord association that has legal forms for leases that you could obtain.
