Signing new Tenant Lease Agreement - Legal Question

So I bought a duplex, I will live in one unit. However, the 2nd unit was signed with former owner, and the tenants don't move in until this May. Do I need the tenants to sign a new agreement with me? I've talked with the tenants and they're good with signing a new agreement with me. The only change/addition to my agreement would be they pay half the water, which they are also ok with. Should I have them sign an updated agreement with the 50% water? Or just keep agreement they signed with former owner and have them pay 1/2 water when I get the first bill with them living there? I know this is quite a longwinded question, but I just haven't been able to find any info on how to handle the situation of assuming a lease signed by former owner, when the tenants haven't moved in yet.
