If anyone would care to share contacts I could use a property manager and a CPA who's knowledgeable of rental loopholes/tactics.Right after I purchased the property I had to spend approx $20K on some rehabs, I'm hoping I locate a CPE who can write off 100% of this despite my occupation of 40% of the property.Thanks

There are much straighter and lighter trees that grow faster available for dimensional lumber: firs, spruces, and various other pine species.The rafters are not the biggest issue here -- a sturdy rafter structure is to be expected in a pre-truss structure, where simple solid rafters in line hold up the roof, not a complicated structure of thinner sticks taking up lots of floor space in the attic.You need to look at the attic floor from below carefully.

Remote rehab for someone with no experience is about as risky as it comes.MI  will take good care of you.. better to get REAL returns than paper returns that never pan out.or jump into a long distance rehab only to have the contractor walk off with your  money and materials or both.once you get some experience you may want to choose that path.or there are companies that will do the BRRR but very few and you have to pick the right one ..
