We've been looking at properties and placing (rejected) offers all summer, and are finally in contract!

I understand the process going into it all and I don't have a problem with the whole process I just think that at the end of it all when they list the FINAL date they should not be able to do anything after that point.Things are going very smooth for me & think maybe I'm just getting over excited because its almost finished:-) 

You will want all this sorted out before you finalize an offer.

The title company could have put the true conveyance amount on the deed.and its also why Zillow and truila values can be so very wrong and have wild swings as they pull their data from those docs. and in non disclosure state were every transfer says 10 they have a real hard time with accurate numbers.

I've wondered the same thing from time to time.I've got a lot of experience with AgentPro247, and a little bit with CoreLogic/RealQuest - so granted, I'm more familiar with AgentPro247 and there's probably a little bit of bias here.I've found that AgentPro247 is a very versatile data company, in that you can do both property research and pull lists. 

Keep in mind the Case Shiller data is a few months behind because escrow closing and sales data isn’t reflected immediately on a sale.

But I always make sure I am prepared with the correct data and strategies, then it's a matter of telling a story and reading the audience.
