We don’t know any PMCs to recommend in the area mentioned, but since selecting the wrong PMC is usually more harmful than selecting a bad tenant, you might want to read our series about “How to Screen a PMC Better than a Tenant”:https://www.biggerpockets.com/member-blogs/3094/91877-how-to-screen-a-pmc-better-than-a-tenant-part-1-services-and-processesWe recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

Most agents are so desperate for business, they chase every lead they come across, whether good, bad or ugly. It's no different than the multitude of newbie investors trying to do wholesaling, flips and rentals all at once - causing most to fail.Would NOT recommend going with a large brokerage as @Jonathan Klemm recommends, UNLESS they already have a team focused on investors.

Triplexes are not really a thing - I have only seen one real one that was built like that - everything else is a duplex with a finished attic causing all sorts of issues, from parking to roof insulation - most contractors don't know how to build out what is called a hot roof and simply slap on some bat insulation and then drywall over it.
