Looks like you are local and know our housing stock, so why a 3 or 4?  I am not a big fan of the typical fours we have - the economics don't make much sense to me, in particular rent/unit and rent/cost of operation ratios. Triplexes are not really a thing - I have only seen one real one that was built like that - everything else is a duplex with a finished attic causing all sorts of issues, from parking to roof insulation - most contractors don't know how to build out what is called a hot roof and simply slap on some bat insulation and then drywall over it. When you buy one you won't know what's inside. My recommendation, buy 2 duplexes.
