If you see a deed of release with that same mortgage company later on down the line, that indicates that the mortgage company no longer has a lien against the house.

The last sentence seems to indicate that anyone doing a flip, as an owner, needs to be registered as a "Contractor".

hello nathaniel,ed reid here,i would agree with the gentleman that indicated portfolio financing,most portfolio lenders would like the loan amount to be $500,000,however if your total is under $500,000 ,there may be some portfolio lenders that will do $300,000,as the gentleman mentioned above ,fannie fredie is at the top of the least ,if you run into problems with them the other options you have is portfoio finanacing or commercial lenders your portfoli financing is going to be the best as far as rates are concerned ,your commercial lenders are going to be in the 9% plus area,if i can be of any assistance you can email me [email protected]

Sounds like the house in the heights.i live in the south historic district and our office is in the north Heights.There are a lot of people that want to invest in the heights right now, and if they are asking for owner finance that MAY (not always) but may be an indication that they cant get a hard money or private money loan.
