I now see a company called Lockey offers something but haven't researched it yet.Most of our guests seem to prefer keyless entry so not having to worry about keys is one positive.

Many have received appreciation in the value of their property where it would make sense to sell and move We deal with this on a daily basis and its human nature to procrastinate - in 80%+ of teh situations today we are seeing borrowers file BK before letting it go to foreclosure.

I don't see tariffs effecting a BRRRR model that much as long as you run conservative numbers (which you should be doing anyway)Small rehabs is minimal materials and labor - sure it may be 10-20% more expensive - a 20k rehab may cost you an extra 3k (15%).
