I'm surprised by how much this is for such a short period of time (also looked at 12 month at lower monthly rate but that adds up to even more) for a "trial" to live in FL.The condo that we would purchase we prefer something simple and efficient below $150k and have even seen some potential options  below $100k - seeking a 2/2 single story, first floor, pet friendly from PBI area down to Del Ray without golf club membership required.

I don’t know about property management but if some people are doing it, then maybe they have a more automated or efficient process.

Alternatively, you could also do electric base board heaters which require very little maintenance, but are not as efficient. 

Honestly I’m thinking I just want to get rid of that tile somehow in the most cost efficient way.

And the condensate to make sure it’s not plugged (this only effects high efficiency furnaces, 80% do not have condensates).I  would provide a dehumidifier, but also make sure that I solve the underlying problem as soon as possible.  

Hello,I am a new real estate investor in Iowa and am looking for advice on how to set up an efficient book keeping system for my properties.

I’m very interested in a lakeside property that consists of the main house (3 small bedrooms and 1.5 bath) and a separate building that consists of 4 identical 400 square foot efficiency apartments.  

Key things within the asset itself include clear height, wide columns, lighting, floor strength, efficiency with loading(dock vs drive in's, quantity, quality), highway access, and building visibility.Vacancy will depend.

New to investing and want to automate and create efficiencies from the beginning. 

Make sure the management team has all the proper systems and procedures in place to run operations efficiently.
