Any recommendations on mentors on how to pursue this endeavor?

I was certain that I would not enter the rat-race again and would pursue my RE endeavors.

I provided my signed contract to my Lawyer who I have used to purchase all my homes in the past, told her a little bit about my new endeavor into real estate investing and she told me about a HML that she does business for as well.

Finding a neighborhood where you feel comfortable working with clientele that fit your personality is an ingredient to success for any type of real estate investing endeavor. 

The only problem is that it can become a risky endeavor.

If I were you I would endeavor to answer all three questions so that you are playing with as much knowledge as you can get.
