And while you can build a rental portfolio without a lot of cash or credit through creative financing - seller financing or subject to - most people with out a lot of cash or credit want to wholesale.Now if you want to wholesale, you could accidentally do it right the first time, but you could also do a lot of things wrong and make a lot of people mad at you.

@James Enright In Florida having been an investor there for 40+ years, the only license you need to be an investor or for wholesaling is a driver's license.
