Some investors will want a very aggressive accountant that will push every boundary to maximize savings, while others prefer a more conservative accountant who advises safe, consistent strategies that minimize the stress of potential audits or attention.Other than in very broad terms,They really can’t say what strategies they would recommend for a potential client until they know that clients whole financial picture.

After close, I received notice that the appraisal was revised with the "cost by value approach" section adjusted significantly with depreciation decreased such that the overall value of the home increased significantly above the original appraisal price.

I also don't like to deal with tenants who live paycheck to paycheck, that is not a judgment on such people, merely that I can't take the stress of being unsure if I'll receive the next month's rent or not.- I am net positive on my cash flow, but it isn't much, all if it is put back into the property maintenance and upgrades to keep the properties current.

Notice how I said "through", you don't invest in a 401k/Roth/HSA, I invest in ETF's and index funds through those accounts. 401k and HSA decrease your current taxable income, Roth decreases your future taxable gains, and you should be aware of the numerous tax advantages of RE.

If you look at the decrease from just top (2007) to bottom (2011) then the drop in value is only ~12%.Not Terrible.
